Baddeley Ave, Kohimarama
Residential New Build
This new build house project was completed during 2022/23, it had several challenges mainly relating to the site and access. The site was a steep eastern facing section in the sought after Kohimarama, our customer had successfully subdivided the original full site to create a seperate title where this house would be constructed.
Approximately 200 cubic meters of concrete went into the retaining to obtain a flat platform to construct the dwelling. The ground floor consisting of garage, movie room, laundry and bedroom was a concrete slab with mostly masonry walls that would form retaining. The first floor consisted of a large kitchen / dining area wth a scullery and a bedroom with walk in wardrobe and ensuite. The second floor had the master bedroom with walk-in wardrobe and ensuite, plus two bedrooms for the children and shared bathroom.
To easily access the kitchen with your groceries, we installed a magic carpet lift system which is a very economical way to future proof your house and add value.
We are hugely proud of this project and continue a positive relationship with the owner, budget and timelines are always tested in projects like these that are not 4 walls and a roof on pancake site. We are strong believers of working together with clients as a team to achieve the best results.
